Sellers usually want the short list done before the walk-through and a written invoice describing each corrected item. Buyers who negotiated a credit instead want the same work done the week after closing, before they move in, and often want the panel and the attic looked at properly while the house is empty. Panel findings and insurance
When the report names the panel, the next question is usually the buyer's insurance. Some carriers decline to bind a policy on a house with certain obsolete panels or with live knob-and-tube, and the buyer finds out a week before closing. A panel replacement can be permitted, scheduled with the utility, and inspected inside a normal closing window in most of the county's cities, and a knob-and-tube remediation can at least be scoped and scheduled so the carrier has a plan in writing.
